TransformExistingStructuresintoIntelligent,Data-DrivenModelsforSmarterRenovations.

Renovation and retrofit projects are uniquely challenging due to unknowns hidden behind walls, above ceilings, and within decades of undocumented modifications. Our BIM for Renovation & Retrofit services use high-definition laser scanning to capture every detail of existing conditions, converting raw point cloud data into accurate, data-rich BIM models. This eliminates guesswork and provides a verified baseline for confident design and construction planning.

Achieve up to 99.9% dimensional accuracy and reduce project rework by identifying clashes before construction begins.

We deliver models in Autodesk Revit at Levels of Development (LOD) ranging from LOD 100 to LOD 500, tailored to your project's specific needs—whether for conceptual space planning, MEP coordination, or facility management. Our process ensures that every beam, duct, and pipe reflects reality, not assumptions.

Millimeter Accuracy

Capture existing conditions at ±1/16 inch (±2mm) precision.

Clash Elimination

Detect and resolve conflicts in the virtual model before construction.

Multi-Discipline

Architectural, structural, and MEP modeling from a single source of truth.

LOD 100 to 500

Flexible Levels of Development for any project phase.

SeamlessConversion:PointCloudto3DModel

Our conversion process begins with a 3D laser scan that produces a dense point cloud of millions of measurements. This raw data is then imported into Revit, where our modelers trace the geometry and create a parametric, intelligent BIM.

This leads to a smooth transformation of the messy point cloud into a well-defined digital twin. The model acts as a solid base for designing renovation work, clash detection, and construction scheduling, making sure that the new design matches the existing building.

IntelligentAs-BuiltModelingforComplexAssets

Our intelligent modeling approach goes beyond simple geometry. We create "smart" BIM elements that carry data about their real-world counterparts. By federating architectural, structural, and MEP models, we provide a comprehensive view that highlights spatial relationships and potential conflicts.

This method is particularly beneficial for handling complex structures like hospitals and factories where there are certain restrictions that make detailed planning prior to the construction process essential. Using the federated approach, all involved parties, from the designers to the facility managers, have access to one source of information.

PopularQuestions

This involves the creation of an accurate Building Information Model of the existing structure through the use of 3D laser scanning (Scan-to-BIM). This model acts as the one true source of information for the design, coordination, and construction teams, instead of out-of-date drawings.
Based on the capabilities of the scanner and the specifications of the project, dimensional accuracy of ±1/16" (±2mm) can be obtained. Such accuracy is necessary to detect any structural abnormalities, such as sagging beams, as well as for the successful installation of new MEP systems in tight ceiling voids.
We accept all major point cloud formats including E57, RCP/RCS (Autodesk ReCap), LAS/LAZ, PTX, XYZ, PTS, and FLS (FARO). Please refer to our detailed table above for more information.
We leverage innovative processing pipelines and CDE in the cloud for managing large point clouds in an efficient manner. Using our structured approach, we are able to produce large-scale models, with most of the projects completed in 10-14 days for LOD 300-350.
