The process starts off with an intensive laser scan to acquire all geometrical details of your historical structure, from inside and outside. Our survey-grade scanning equipment scans everything in detail without touching it in any way whatsoever.

We then process the point cloud data through semi-automated reconstruction workflows, extracting modeling information from component characteristics and constructing parametric families for complex elements. The final HBIM model reflects what truly exists—not standardized approximations.

Unlike conventional BIM (which uses standardized construction elements), HBIM models each component as it actually exists: walls with imperfections, vaults with free-form geometry, and unique ornamental features. It includes condition parameters and technical data essential for restoration projects.
Survey-grade terrestrial laser scanners such as the Leica RTC360 provide accuracy of ±1.9 mm at a distance of 10 meters and can measure up to 2 million points per second. This means that for most heritage documentation projects, this will yield an accuracy of 99.9% in terms of dimensions and is accurate enough for restoration planning and structural analysis.
Yes—completely non-invasive. Laser scanning uses pulses of light that bounce off surfaces to record their position in space, with no physical contact with the structure or any element of the building. This is especially important for protected assets where any intervention requires heritage authorization. The building receives no impact or alteration during the scanning process.
Our process starts with a very dense scan (interior and exterior, with a drone for roofs and facades when possible). Then, the point cloud is processed through registration, alignment, and cleaning into an accurate dataset. Using our semi-automated workflows, with region growing and typology classification, we can quickly create models of complicated structures. For the structural assessment, we can create lightweight IFC descriptions for FEM analysis.
